Build Process
We have developed a build process to step our clients through building. Below is our role within a project. Please contact us if you would like a copy of our full process.
INITIAL CONSULTATION
After first contact we carry out an initial consultation. The purpose of this consultation is to get to know you and understand your needs. We make suggestions regarding the viability of your project and can offer suggestions and alternative options for people who are undecided or need more information. If a project is viable we will prepare a fee letter for you outlining our services and costs. The fee letter would reflect the phases below.
Phase 0 | feasibility study
Feasibility studies are not always required but can be a good idea. They can be particularly valuable with alteration work where the cost may outweigh any benefits. They are also beneficial prior to a section being purchased.
Phase 1 | Concept design
During this phase we visit your site, review covenants and town planning requirements. Following on from this we develop initial floor plans, elevations and 3d views from your brief. This includes an interactive Bimx model which can help ensure clients fully understand the concept.
Phase 2 | developed design
During this phase we refine the floor plans and elevations and develop cross sections of the building. We also look at selections of materials and develop the working areas of the house; ie kitchens and bathrooms. The main plans from this work (Site plan, floor plans and elevations) can be used for Resource Consent and/or PIM applications.
Phase 3 | detailed design
Here we complete construction drawings and documentation for building consent submission and pricing.
Phase 4 | compliance
Lodge building consent with the relevant territorial authority. Answer and amend drawings as required to address consent queries. We also offer a service to amend consent drawings as required during building.
Phase 5 | contract observation & procurement
It is advantageous to have your designer involved in the build process and pricing. This ensures the intent of the design is built and avoids any weird building junctions because assumptions have been made. This is generally not a great amount of time but it does influence the outcome and add value.
